REAL ESTATE CLOSING SERVICE  (REAL ESTATE SALES)	Our Real Estate closing Service includes the preparation of all documents, the title search and title examination.  As a Title Insurance Agency we are authorized in the State of Florida to close Real Estate transactions as long as the closing and it's preparation is the incident of the issuance of a title insurance policy.
OWNERSHIP AND ENCUMBRANCE REPORTS (O & E)	An (O&E) is a Title Search report reflecting the ownership of the land and any liens or encumbrances that might affect the same.  No Title Insurance Policy is issued and the cost of the O & E is dependent on the length of the title search. 0-5 years $100 up to 10 years $150 up to 20 years $200 up to 30 years $250
TITLE INSURANCE IN BRIEF: There are two types of Title Insurance Policies commonly used in our area: 1.  An Owner's Title Policy:  This Policy insures the purchaser of the land 2.  A Mortgagee Policy:  This policy insures the lender, whether it be for the amount loaned to the purchaser in order for them to refinance their property.
REFINANCE POLICIES Commonly known as a Mortgagee Policy:  When an owner of Real Property (their home or residence) decides to refinance their debt, the lender will require (in most cases) that the owner purchase a mortgageee title policy insuring the lender for the amount loaned.  You, the owner have the right to choose which title company to use, you are paying for it, you decide.
